Application Submittal Requirements for
Applications for additions require the following:
- Submission to DPS Division of Land Development: If construction of the new addition results in 5,000 sf or more of land disturbance, a sediment control permit is required. Applications must be submitted online and customers should follow the ePlan submittal requirements for a Sediment Control Engineered plan.
If access to the property is from a Montgomery County right-of-way, a public Right-Of-Way permit is required. Applications must be submitted online. Customers should follow the ePlan submittal requirements for the appropriate right-of-way application. - Submission of completed Application for Commercial Building Permit
- Submission of completed Application for IgCC Green Building . Note: the Application must be submitted with every Commercial New Construction or Addition project regardless of size. Projects of 5000 sq. ft. or greater must submit a COMPLETED Application Package including Checklists. (Contact: Mark Nauman, [email protected] or 240-777-6270. Also, Ye Jiang, [email protected] or 240-777-6234 with any questions).
- Two complete sets of construction drawings (engineer/architect signed/sealed with certification and title block)
- Submission of a completed Application for Use and Occupancy Certificate, including one site plan
- An approved Fire Department Access Plan. (Contact: Marie LaBaw, [email protected] or 240-777-8917)
- Water flow data from the local water authority (showing static pressure, residual pressure, and volume), for determining compliance with the fire flow requirements of NFPA 1.
- Site plans.
- Two sets of completed COMchecks or energy Checklists (IECC 2015). See the commercial energy code guidelines. Note: COMPLETED CHECKLISTS must accompany all Commerical Permit submissions.
Note: Certain commercial buildings may need to comply with Montgomery County's Emergency Responder Radio Coverage In-Building Radio Signal Amplification System Standard. No additional paperwork needs to be provided with the permit application, but compliance with the standard will need to be demonstrated prior to occupancy approval
Applications for change of use require the following:
- Submission of completed Application for Commercial Building Permit.
- Construction drawings (engineer/architect signed/sealed with certification and title block).
- Site plans.
- Two sets of completed COMchecks or energy worksheets (IECC 2015). See commercial energy code guidelines.
- Submission of a completed Application for Use and Occupancy Certificate, including one site plan.
Applications for interior alterations and exterior alterations require the following:
- Submission of completed Application for Commercial Building Permit which includes the Commercial Building Alterations Bid Document.
- Construction drawings (engineer/architect signed/sealed with certification and title block)
- Site plans.
- Completed COMchecks or energy worksheets (IECC 2015). See commercial energy code guidelines.
- Submission to DPS' Land Development Division of a completed Application for Sediment Control Permit, as required (including two site plans showing topography).
- Submission of a completed Application for Use and Occupancy Certificate (if the project involves a change of use), including one site plan.
Applications for new constructions require the following:
- Submission to DPS Division of Land Development Division: An engineered sediment control permit is required for any new commercial building project; regardless of the amount of land disturbance. Applications must be submitted online and customers should follow the ePlan submittal requirements for a SC Engineered plan.
