Ownership Units Application & Committee Consultation Process
Ownership units are the division of existing, recorded lots outside of the Maryland National Capital Park and Planning Commission subdivision process. The units are created as a mechanism to “separate” lots or buildings for ownership purposes and require a DPS commercial building alteration permit. The creation of ownership units is an administrative process only and is not intended to be a review or approval of construction, demolition, or alteration work. Any such work requires a separate permit for review and approval by DPS. No inspections by DPS staff are required as part of the ownership unit process. Each party is expected to retain the appropriate legal counsel and design professional(s) when executing the required documentation.
Depending on caseloads, a written decision signed by the Division Chiefs will be prepared in approximately one week and emailed to the applicant once all the information has been provided to the committee for review.
You must pay a permit fee per ownership unit created. Please refer to our fee schedule for additional information concerning the cost of an ownership unit.
The committee recommends attendance by the appropriate design professional(s), attorney(s), and owner(s) or their designee to discuss the project and the documentation required for review and approval.
During the consultation we will review the scope of the project(s) and the ownership units in order to best facilitate the applicant’s requests. Many reviews are separate processes that can be completed separately and simultaneously.
