Subdivision Record Plats Plat Approval Process
The subdivision record plat approval process ensures public safety by considering needed public improvements such as paved streets, storm drainage systems, streetlights, sidewalks etc. It also ensures that any necessary easements for public improvements, well and septic or public water and sewer easements are granted. It also provides dedication of new public streets.
Both DPS and Maryland Capital National Park and Planning Commission (MNCPPC) must approve a plat. The DPS review ensures that interests of the public are protected, that any easements needed are granted and to accept dedications of new public streets. The MNCPPC review ensures compliance with Chapter 50 of the Montgomery County Code.
Review time is affected by complexity of the project, the supporting material provided, applicant responsiveness and DPS staff workload.
A standard plat is part of a larger process for subdividing land that involves input from multiple agencies in connection with preliminary plans, certified site plans, and forest conservations plans. A minor plat is a limited version of the standard plat that has a simplified process, because it involves smaller properties for individual lots.
