Zoning Confirmation Letter Administrative Process
A zoning confirmation letter is a statement from the Department of Permitting Services that identifies and describes the zone in which a property is located. The letter may include information about the permitted uses in the zone and/or pending or resolved zoning violations. It often verifies the property was in compliance at the time permits were issued. The letter is mainly used to submit to lenders as due diligence documentation for financing or refinancing.
A zoning confirmation letter application is not available online. Requests will be processed manually. Written letters must be emailed to: [email protected]. A letter is processed per single address and/or parcel per the Fee Schedule. DPS does not have jurisdictions for properties located within the city limits of Rockville and
Gaithersburg. Contact the municipalities directly. Find My Zone.
DPS will create a record for each address to generate the fee. DPS will email the applicant the business process number and instructions to make the payment online. Appplicant should email
[email protected], to notify payments are
completed. After receiving the written letters and payments, letters will be assigned to zoning specialists. A zoning specialist will process the letter within 7 business days. The letter will be emailed to the applicant.
