Residential Fast Track Permit Process & Inspection Process

- Interior alterations may not include load-bearing walls.
- Basement alterations may not include a kitchen.
- Additions are not eligible.
- 2-level decks are not eligible.

Plans must be submitted electronically using our Apply and ePay link found on the homepage. You will also need to include a copy of the site plan or house location survey with your electronic plans.
Construction plans are not required for sheds, gazebos or other detached non-habitable structures that are less than 200 square feet in size nor for single-level decks designed in accordance with Montgomery County Deck Details – these type projects will only require a zoning review.
Standard residential building permit applications typically take four weeks to complete the first set of review comments. Fast track permit applications are issued generally in one to two days.
Revisions must be submitted electronically. These sheets must clearly distinguish the changes from the approved plans by a revised scope of work note, specific to each sheet and located on that sheet. Applicants are encouraged to include a narrative and to use clouds and/or numbered triangles indicating the revision number.
