Montgomery County, Maryland (“County”) through the County’s Department of Transportation (“DOT”), seeks creative, viable proposals from qualified teams for a development project at Public Parking Garage No. 47 in the Bethesda Parking Lot District. Public Parking Garage No. 47 is located in the northeast quadrant of the intersection of Montgomery Avenue and Waverly Street in Bethesda (the "Site"). The Site is made up of two parcels, totaling approximately 39,750 square feet in area. The site currently houses a 365-space public parking garage with an “air rights” connection to a second public parking garage located on the west side of Waverly Street. The air rights connection and parking garage located to the west are not a part of the “Site”. A portion of the air right structure, including structural support columns are constructed within a portion of the 39,750-square foot parcel. The total developable square foot of the eastern site is approximately 36,000 square feet and will be referred to in this RFP as the “Site.” DOT is currently only seeking development proposals for the portion of the site located to the east of Waverly Street, but would review proposals that incorporate a phased development of the entire site. The entire site is comprised of three separate components, one to the west of Waverly Street, one to the east of Waverly Street (the Site) and one air rights component over Waverly Street. The combine site is approximately 60,391 square foot.
